Valspar to Anchor Office/Retail Building

DAVIDSON, N.C. – Leading developer, Childress Klein Properties, the Lake Norman Regional Economic Development Corporation (LNREDC) and the Town of Davidson, N.C. are pleased to announce the construction of Two Harbour Place, a 51,000 sq ft, three-story office/retail building located at the northwest corner of Griffith and Jetton streets in Davidson. Well-known paint company, Valspar, will be relocating their Charlotte regional office to the project.

“We are excited to announce an anchor tenant of such great quality to Harbour Place,” said Paul DeVine, partner at Childress Klein Properties. “This validates our efforts to add a different type of product to the Class A office market.”

Construction on Two Harbour Place has already begun and the building is expected to be completed by February 2015. Childress Klein Properties is working with Valspar to design a state-of-the-art training center as part of the project. Valspar will be moving from their current location within Morrison Plantation in Mooresville, N.C.

“We enjoy the culture of Davidson, so when Childress Klein presented this opportunity to be so close to I-77 but also intentionally knit into the town, we knew this was the spot for our new office,“ commented Kelly McGlynn, operations manager for Valspar. “We love that our employees will be able to enjoy walkability to all the great amenities of Davidson mixed with the ability to get employees to work quickly.”

Two Harbour Place is part of the 50-acre mixed-use Harbour Place development begun by Childress Klein in 2007.  The development consists of approximately 500,000 sq ft of space that includes a mix of office, retail, residential, hospitality and educational uses. Valspar joins MSC Industrial Direct, Wells Fargo, and Homewood Suites as major tenants in the development. The development is also adjacent to a nature preserve, walking trails and park, with access to Lake Davidson.

“This site is part of the 2004 Northeast Quadrant Master Plan — it is exciting to have a new building in town to fill out this area,” said Town manager Leamon Brice. “We’re hoping this development will provide more employment opportunities and services to the citizens of Davidson.”

“As soon as you get off the interstate (on exit 30), you can tell Davidson is a unique place. Tenants love that this area doesn’t feel like an office park; it’s part of the community,” added DeVine.

Athleta and V’s Barbershop Join Waverly Retail Lineup

New tenants sign leases as Foxcroft Wine Co. celebrates grand opening

Charlotte, N.C. — Popular fitness and lifestyle apparel company Athleta and V’s Barbershop have signed leases at Waverly, and Foxcroft Wine Co. has opened its new location at the 90-acre mixed-use community in south Charlotte.

Athleta (3,469 square feet) creates versatile premium performance apparel designed by women athletes to inspire a community of active, confident women and girls to reach their limitless potential. Founded in 1998, Athleta is a certified B corporation and integrates performance and technical features across its collection to carry a woman through her life in motion, from yoga and training to commute and travel. A Gap Inc. brand, Athleta apparel is available at 170 retail stores across the country, and the Waverly location, located next door to Tiff’s Treats, is expected to open on March 31.

V’s Barbershop (1,005 square feet) is an Arizona-based company that prides itself on creating an old-school barbershop atmosphere. Licensed barbers dressed in classic uniforms will offer haircuts, straight-razor shaves, men’s facials, face massages, moustache and beard trims and shoe shines. Every V’s haircut will include a hot lather neck shave, a hot towel treatment and a neck and shoulder massage. Owned by Aaron Lindley, the Waverly location will be located next to Foxcroft Wine Co. and is expected to open early next year.

Keely Hines with Foundry Commercial represented the landlord at Waverly, which has only one retail space remaining for lease. Dale Hall at New South Properties represented Athleta, and Jonathan Najjar at Morrow Hil represented V’s Barbershop.

Foxcroft Wine Co., which opened its Waverly location on Nov. 5, offers a diverse selection of wines from every major wine-producing region in the world along with an acclaimed food menu. Boasting a comprehensive, rotating selection of more than 5,000 different bottles from around the world, Foxcroft Wine also serves more than 40 wines by the glass. Two-Building Value-Add Office Park In Charlotte’s Southpark Submarket Sells For $24.45 Million

Charlotte, NC – CBRE has arranged the sale of Rexford Park I & II, two value-add office buildings totaling 136,812 sq. ft., located at 2100 and 2115 Rexford Road in Charlotte’s SouthPark submarket. Rexford Park I was completely vacant and Rexford Park II was 37% occupied at the time of sale, allowing for value creation through lease-up. Childress Klein and Gottesman Real Estate Partners acquired the property for $24.45 million. It is the first purchase in a new joint venture that will focus on multi-generational office investments in fortress locations in and around Charlotte, North Carolina.

Childress Klein Starts Construction on Industrial Project

New facility in Fort Mill will house headquarters for fabrics manufacturer OXCO

Fort Mill, S.C. – Childress Klein, one of the Southeast’s preeminent real estate developers, has started construction on a 217,636-square-foot industrial facility in Fort Mill that will house the headquarters of OXCO Inc., a manufacturer of non-woven industrial fabrics.

OXCO announced plans to relocate its operations from Charlotte to Fort Mill last year and will occupy 149,588 square feet at the new facility, which will be located within Lakemont Business Park at 547 Kings Ridge Drive. Established in 1994, OXCO is a light manufacturer and supplier of non-woven materials for a variety of markets and end-use applications. The company plans to add 130 jobs at its new headquarters.

“We are thrilled to reach this milestone with Childress Klein and start construction on our new headquarters facility,” said C.T. Chu, president of OXCO. “We look forward to moving into our space later this year.”

The building is expected to deliver in August, and Childress Klein is marketing the remaining 68,048 square feet available for lease. Featuring one of the region’s most desirable distribution locations, 547 Kings Ridge Drive is located just off interstate 77 and offers easy access to interstate 485. Ascentris Acquires Upscale Whole-Foods Anchored Retail Center in Charlotte, NC

Denver, CO (December 20, 2018) – Ascentris, a Denver-based real estate private equity firm, on behalf of one of its public retirement system clients, announced today the purchase of Waverly Shopping Center, a 166,000 square-foot, Whole Foods-anchored retail center located in Charlotte, North Carolina. Ascentris formed a joint venture with Childress Klein, a member of Waverly’s development team and long-time partner of Ascentris, to acquire the center.

A separate joint venture between Ascentris and Childress Klein is developing Apex SouthPark, a 345-unit multifamily and retail project in the SouthPark submarket of Charlotte.

Waverly Shopping Center, developed by Crosland Southeast, Childress Klein and the B. Frank Matthews II family, opened in 2017 and is currently 94% leased to 40 tenants including Whole Foods, Ulta Beauty, Wells Fargo, and Chipotle. The property’s tenant base is comprised of a carefully curated mix of sit-down and fast-casual restaurants, soft goods stores, and service-oriented retailers. The property features light contemporary architecture, community plaza space, and a highly-walkable and connected building layout.

Located at the center of a rapidly growing and highly affluent submarket, the property attracts a large volume of shoppers with above-average buying power. The shopping center is part of  the  90 acre Waverly mixed-use, master planned development that includes two Class A office buildings, two medical office buildings, a myriad of for-sale and for-rent residential properties, and a 141-key Hilton Garden Inn which opened in April 2018. The legacy landowner, the B. Frank Matthews II family, will continue to own the retail outparcels along the Providence Road frontage at Waverly.
